As new Canadians browse and purchase homes in North Bay, Sudbury, and Timmins, a sense of belonging is a liveability factor considered by homebuyers.
The most desirable neighbourhoods to buy in the Sudbury region include New Sudbury, Minnow Lake and South End. A little further north in Timmins, hotspots include Mountjoy, Kapuskasing and River Heights. In North Bay, popular areas include College Heights, Airport Hill and Birch Haven.
These neighbourhoods listed have great resale value, are close to all amenities, and are also close to abundant green space and trails. These neighbourhoods offer a mix of entry level housing supply for first time buyers, but also feature beautiful upper scale neighbourhoods for move up buyers, and those seeing waterfront living.
Demand is being driven by first-time homebuyers, city lovers with kids and suburban families/move-up buyers.
We asked RE/MAX brokers and agents to weigh in on their market, and help identify some trends and the best neighbourhoods in Northern Ontario. Here’s what they said.

Most affordable neighbourhoods:
- Sudbury: Flour Mill, Downtown and West End
- North Bay: Ferris, Graniteville and Pinewood
- Timmins: Homes in Hill District are the most desirable, with Beaurivage being the most luxurious. Note: The area north of 8th Ave is affordable and safe.
Top up-and-coming neighbourhoods:
- Sudbury: New Sudbury, Minnow Lake, West End
- North Bay: Airport Hill, Ferris, College Heights
- Kapuskasing: Val Albert, River Heights
Most luxurious neighbourhoods:
